For more than a year, we postponed selling our Rancho Bernardo property because it was so far under-water. We were sure it would take months on end for a short-sale to be approved by the bank, marketed and sold. To my amazement, the entire sale went through in less than 2 months! What a relief to move on and know that the negative effects of a short-sale had been kept to an absolute minimum. I have no doubt that this was only possible because I chose to work with Eric Edelman. Eric not only worked with my bank, he marketed the property and received multiple (legitimate) offers quickly. I have only positive things to say about my experience with Eric. He was the consummate professional – knowledgeable, organized, extremely dependable and responsive. During this year long endeavor, Eric demonstrated outstanding perseverance in expertly perusing a short sale. He ultimately completed the closing utilizing the Army Corps of Engineers Homeowners Association program, which saved my credit and reimbursed me over $28K! Eric Edelman was incredibly professional and more important to me sensative to the mistake I had made in originally purchasing my condo. and having to turn around and do a short sale to avoid foreclosure.

Eric has been without a doubt the best real estate agent I have ever worked with. The property that we had to do a short sale on was located out of town, so Eric referred us to a Century 21 office in that area. Even though the broker in that office became the listing agent, it was Eric who I called when all seemed to be lost and headed to foreclosure. He is so knowledgeable and experienced in this specialty that it was his advice to me and phone calls to the broker that made this deal finally close. Eric is the agent we will use when we sell our home in a couple of years and retire. I highly recommend his services to anyone who is buying or selling property.

“When my family and I first realized our mortgage situation was bad and getting worse, we made a very hard decision to either let the property foreclose, or to get a ‘short sale’ approved, which we understood to be ‘next to impossible’ and a long shot at best. This is when I met Eric through a financial counselor I had worked with in the past. Many folks out there will claim to be ‘short sale’ experts, however, I know of only one who can legitimately make that claim, Eric Edelman. Our experience with Eric was positive from the beginning, and by the time the process was complete, we were big-time fans of him and his work. Eric was very energetic, knowledgeable and as his clients, felt his methods were fully transparent. Eric’s level of knowledge fully prepared us for what to expect; from the length of time we should plan for in the worst case scenario, to the fact that at least one of the mortgage holders would be very difficult to work with, as they just weren’t motivated to close the short sale.
